Comfort Monster Labor Warranty Details
Comfort Monster provides the services and repairs you actually need. You’re not dealing with some “home warranty” plan that has unrealistic terms or requires you to negotiate on coverage and costs.
The Comfort Monster technician who services your equipment will be trained to company standards appropriate to your system and requirements. Top level personnel are always available for unusual situations.
Comfort Monster is a North Carolina company and values its North Carolina customers. You can count on us to be here for you when you need us.
If you sell your home, the purchaser can take over your Comfort Monster plan at no cost. Proving you are a responsible homeowner and passing that on may add appeal and market value to your home and minimize possible arguments with home inspectors hired by the buyer.

Full System Replacement
- We always provide a 1 year labor warranty to address any workmanship issues, and in addition we provide 1 free year of MonsterCare (see here for details).
- Up to 10 years labor on traditional package/split systems from Carrier or Trane when MonsterCare is kept up to date on all HVAC systems at the location. Mini-split systems, packaged terminal AC’s (PTAC) or other HVAC products are limited to 5 years.
- Unless otherwise explicitly stated, when we replace your system, we connect the new one to your existing ductwork, drainage, flue venting, and electrical. We are NOT responsible for things we didn’t quote for and/or replace. Period.
- After the first year, a diagnostic will be applied for service calls but may be waived at the discretion of the technician if the issue relates back to an installation issue.
- “Consumable” parts are not covered. Consumable parts are parts that are expected to be used up or wear out long before the system reaches the end of its life. These include small parts like capacitors, contactors, ignitors, and flame sensors.
- Existing drainage is not covered. Unless otherwise specified, we will connect to your existing drainage system. Leaks, blockage or improper design is not covered in our warranty.
- Your system may require a major consumable tune-up every 5 and 7 years. This tune-up would replace all consumables and ensure the worry-free operation of your system for the rest of the 10 year warranty period. The cost may vary depending on your system but may cost between $200-$500.
- What are consumables? Consumables are parts that are not designed to last for the life of the equipment. If you buy a flashlight, you can assume the light will last longer than the batteries. HVAC systems contain parts like this. Capacitors should be replaced every 5 years. Ignitors, flame sensors, contactors, and frequently used high-current relays should be replaced every 7 years. Depending on your make and model these parts may be present or other similar consumable parts may be applicable.
Partial System Replacement

- We always provide a 1 year labor warranty to address any workmanship issues, and in addition we provide 1 free year of MonsterCare (see here for details).
- 1 year labor to address any workmanship issues. Up to 5 years with MonsterCare.
System Repairs
- Warrantying repairs is difficult, because often the original repair is not the cause of subsequent failures. If your system fails again with 30 days of a repair, we will diagnose the issue at no charge as a “recall”. When we determine the nature of the issue we will explain what’s happening and whether or not it is related to the original repair.
- Is Not: If the failure is not related to the original repair we will try our best to minimize the costs and get your system back up and running quickly. Our remedies at this stage may include a partial credit on the initial repairs if the owner chooses to replace the system rather than go forward with additional repairs.
- Is: If the failure is related to the original repairs we will repair the system at our cost or offer a credit for the original repair
- The manufacturer warranty will govern the warranty on parts.
Drainage, Condensation, Mold and Mildew
- If your system does not have proper drainage and/or safety switches, Comfort Monster will not be liable for any damage regardless of what work we have completed, unless we installed a complete system.
- Drainage or safety switch remediation may include a “ceiling saver” guarantee in which case the guarantee will be clearly spelled out in your estimate.
- Condensation on ductwork, inside or outside the system itself, or on adjacent ceilings, floors, or joists should immediately be brought to our attention. There are many factors that can create this condensation including excess humidity in crawlspaces, attics, or other areas as well as low air temperatures within conditioned air. Unless a specific engineering or installation mistake created the conditions causing the condensation that created either water damage or biological damage, Comfort Monster will not be held responsible.
Exclusions
- Power issues such as lighting, brown outs, or other anomalies causing the failure of electronic parts.
- Thermostats will be covered for replacement labor up to the manufacturer warranty. A fee of $50 will be charged to cover the handling of the warranty process with the manufacturer.
- Acts of god
- Improper use, including:
- Setting the temperature below 68 degrees for cooling or above 80 for heating.
- Not keeping filters clean.
- Not maintaining a service plan such as MonsterCare.
- Closing vents or restricting airflow.
- Attempting to repair the system yourself.

Warranties provided by manufacturers are provided according to their terms and conditions. Many manufacturers require registration of your equipment to be eligible for warranty and maximum coverage is often limited to the original purchaser.
